Adani Realty, the real estate arm of the Adani Group, is set to develop its largest luxury mixed-use project on a sprawling 24-acre land parcel at Bandra Reclamation in Mumbai. This ambitious development, with an estimated investment of ₹30,000 Crore, aims to redefine the city's skyline with a blend of ultra-luxurious residential spaces, premium commercial complexes, and high-end retail outlets. The project, expected to be completed by 2034, follows Adani Realty's successful bid for the prime sea-facing land last year, outbidding L&T Realty.

The development, spanning approximately 45 lakh square feet, will feature expansive 2, 3, 4, and 5 BHK luxury apartments, many offering panoramic views of Mahim Bay and the Arabian Sea. Residential units are anticipated to be priced between ₹70,000 and ₹90,000 per square foot, with large-format homes, including duplexes and penthouses, potentially reaching ₹1 lakh per square foot. The project also includes modern office spaces and prime retail units, strategically located along the Bandra-Worli Sea Link Flyover to cater to an affluent clientele.

This venture marks Adani Realty's significant entry into Mumbai's ultra-luxury real estate market, establishing a landmark presence with signature construction and planning. The development is planned to include world-class amenities such as an infinity pool, a state-of-the-art gymnasium, a branded clubhouse, and extensive landscaped gardens. The company's vision is to combine architectural brilliance with integrated city living, as highlighted by a social media user, "Indiegogo2020," who stated, > "Bandra Reclamation will be Adanis signature luxury project and hope he does good architecture, so, that Mumbai gets a beautiful skyline." The project is also designed to be green-certified and sustainability-focused.

While the project promises to elevate Mumbai's urban landscape, its land acquisition has drawn scrutiny and public interest. Last year, public interest litigations were filed in the Bombay High Court raising environmental concerns regarding the commercial development of the land. More recently, on June 8, 2025, Mumbai Congress leader Varsha Gaikwad led a protest, alleging that land parcels, including those in Bandra Reclamation, are being transferred to the Adani Group without adequately consulting local residents, forming part of a larger "conspiracy."

Adani Realty, established in 2006, is the real estate arm of the globally diversified Adani Group, known for its commitment to quality and innovation. With a development portfolio exceeding 15 million sq. ft., including notable projects like Adani Western Heights and Inspire BKC in Mumbai, the company is focused on creating integrated, high-end urban communities. Analysts suggest that the potential supply of up to 2,000 apartments in this single development could significantly impact the competitive landscape of Bandra's luxury real estate market, which has traditionally seen smaller redevelopment projects.
